PHASE 1:
Getting to Know Each Other
We want to know about the first consultations on your wish list: your needs, your goals, your timeline, and your budget.
PHASE 2:
Design Proposal
We will submit and review a draft design proposal that will include the scope of work, terms and conditions, timelines, and payment schedule. You will be invited to review the proposal so that we can obtain your approval or make changes to the current final proposal. Our team is available to assist you with any additional design work.
PHASE 3:
Programming, Design, and Authorization
We will conduct a planning review and confirm factors affecting design and development, including municipal by-laws, easements, rights of way, preservation, and local heritage. We will create multiple versions of floor and elevation plans. The design will be reviewed by an architect and engineers to ensure compliance with design standards. Following your approval of the concepts, we will create construction plans based on the approved plan including all materials required for construction.
PHASE 4:
Construction Agreement
We will create the current construction contract regarding the scope of work, exterior and interior finishes, fees, cash allowances, payment schedule, project schedule, and resources. We will provide you with the contract for you to review and provide your feedback. Following the agreement, we will ask for the necessary permits for demolition and construction.
PHASE 5:
Construction
We will carry out site preparation starting with installing fences and ensuring tree protection and draining control.
PHASE 6:
Completed Project
We ensure thorough cleaning of the site. In order to ensure the conformity of the project, we will make a final visit to inspect the entire project and the quality of the work.
